Great listing photos don't start behind the lens — they start 48 hours before the photographer walks in the door. This guide gives you a clear, room-by-room timeline so nothing gets missed and your listing shows at its absolute best.
Clean Every Surface
Deep cleaning before photos isn't about perfection — it's about eliminating distractions. Buyers notice dirty windows, dusty blinds, and smudged appliances before they notice the layout.
- Wash all windows inside and out — natural light is everything in photos
- Clean all mirrors and glass surfaces until streak-free
- Wipe down countertops, cabinet fronts, and appliances
- Clean bathrooms thoroughly: toilets, sinks, tubs, and tile grout
- Dust ceiling fans, light fixtures, blinds, and baseboards
- Vacuum and mop all floors — carpets should be freshly cleaned if possible
- Empty and clean trash cans throughout the home
Make Minor Repairs
Small repairs you've been putting off become glaring in photos. Two days out gives you time to address them without rushing.
- Replace all burnt-out light bulbs — matched warm white (2700–3000K) throughout
- Touch up scuffs and nail holes with matching paint
- Fix dripping faucets or running toilets
- Tighten loose cabinet hardware and door handles
- Replace broken switch plates or outlet covers
- Fix or remove anything that looks visibly broken or neglected
Pro tip: Mismatched light bulbs (some warm, some cool) create uneven color casts in photos that are difficult to correct in editing. Do a bulb audit now — every fixture should be the same color temperature.
Let in as Much Light as Possible
Light is the single most important factor in real estate photography. The day before your shoot, set the stage for a bright, airy home.
- Open every blind and curtain to maximize natural light
- Remove heavy window treatments that block light or look dated
- Turn on every light in the house — overhead, lamps, under-cabinet
- Replace any remaining mismatched or dim bulbs you missed on day one
- Test outdoor lighting for twilight or dusk shots if scheduled
Timing matters: Let your photographer know which direction your home faces. East-facing homes shoot best in the morning; west-facing homes shine in the afternoon. Your PARCEL photographer will plan the session accordingly.
Declutter & Depersonalize
Buyers need to picture themselves in the space. Personal items, clutter, and too much furniture make rooms look smaller and harder to imagine living in.
- Remove personal photos, trophies, and family name displays
- Clear kitchen and bathroom countertops to nearly bare — keep 1–2 decorative items maximum
- Remove refrigerator magnets, notes, and calendars
- Store away pet food bowls, beds, toys, and litter boxes
- Clear entryways of shoes, coats, and bags
- Remove excess furniture that makes rooms feel cramped
- Hide cords, chargers, and electronics clutter
- Clear laundry rooms and garages of everyday clutter
Room-by-Room Styling
Living Room
- Fluff and arrange sofa cushions symmetrically
- Place a throw blanket neatly over an armrest — adds warmth without clutter
- Style coffee table with 1–2 books and a small plant or candle
- Remove remote controls, magazines, and everyday items
- Turn on all lamps for a warm, layered light look
Kitchen
- Clear countertops completely — store the coffee maker, toaster, and dish rack
- Place a simple fruit bowl or small plant as the only counter item
- Hide dish soap, sponges, and cleaning supplies under the sink
- Clean the stovetop and ensure burner grates are in place
- Empty the sink completely — no dishes or drying racks
Primary Bedroom
- Make the bed with fresh, wrinkle-free linens and arrange pillows
- Clear all nightstands to 1–2 items (lamp, book, single plant)
- Remove personal items from dressers and surfaces
- Close closet doors or style open closets neatly
- Remove laundry, hampers, and personal care items
Bathrooms
- Clear countertops of all personal care items — toothbrushes, razors, products

- Sweep the front walk, porch, and patio
